Roof Repair in Midwest City

Most leaks show up far from where water gets in. We trace the problem back to its source, photograph what we find and explain it plainly before recommending anything. Then we repair it with matching materials and leave the roof sound and the yard clean.

Repair the cause, not just the stain

A water spot on the ceiling is the last step of a longer story. Water can slip in at a cracked pipe boot, run along the decking for several feet and drip through a light fixture in another room. Patching where the stain appears rarely holds.

Our repairs start with a careful look at the whole roof surface, the flashing and the attic below. You get photos and a clear account of what is wrong, what can wait and what should not. When a repair is the sensible choice, we say so. When the shingles are close to worn out, you hear that from us as well, along with the reasons, so the choice between a repair and a roof replacement rests on what is actually up there.

Hail, high wind and the swing from hot summers to winter freezes are hard on Oklahoma roofs. Small failures caught early usually stay small repairs.

What our roof repair work covers

Leak tracing

We follow water from the interior stain back to where it enters, checking the attic, decking and underlayment along the path. Finding the true entry point is most of the job.

Shingle replacement

Missing, creased or cracked shingles are removed and replaced one at a time, lifting and resealing the courses around them so the surrounding roof is not disturbed. We match color and profile as closely as current product allows, and we tell you before work begins if a match will be imperfect.

Flashing and roof penetrations

Chimney, wall and valley flashing, along with pipe boots and vents, are the most common leak points. We reseat or replace them with new metal and proper sealant rather than smearing caulk over the gap.

Decking repair

Sheathing that has gone soft from repeated wetting will not hold nails well. We remove the weakened boards, fit fresh plywood in their place and then rebuild the shingle layers over that patch. You see the damaged wood before any of it comes out.

Ridge and edge details

Lifted ridge caps, a loose drip edge or a failing starter row give wind something to catch. We fasten those pieces back down or swap in new ones so the perimeter stays tight.

Signs your roof needs repair

  • Stains on ceilings or walls

Brown rings or bubbling paint, especially after rain, mean water is getting into your home somewhere. The source is often not directly above.

  • Shingle pieces in the yard

After a windy night, scraps of shingle or ridge cap on the ground mean part of the roof is now exposed.

  • Granules at the downspouts

Heavy piles of gritty granules where gutters drain point to shingles wearing thin or bruised by hail.

  • A damp or musty attic

A musty smell, dark spots on the underside of the decking or wet insulation are early warnings. They are worth a look before the ceiling shows anything.

  • Lifted flashing or daylight

Metal pulling away at the chimney or a wall, or light visible through the roof boards, is a clear opening for water.

How a repair visit goes

  1. 1

    A short phone conversation

You tell us what you are seeing and where. We ask a few questions and set a time to come out.

  2. 2

    Inspection and photos

We walk the roof and check the attic where it is accessible. Afterward we sit down with you, share the pictures we took and explain in everyday terms why the roof is letting water in.

  3. 3

    Written estimate

We give you a written, line-item estimate for the repair. Anything optional is marked that way so the choice stays yours.

  4. 4

    Repair day

We protect landscaping and walkways, make the repair with materials suited to your roof and reseal everything we disturbed. Most repairs take part of a day.

  5. 5

    Cleanup and walkthrough

We gather debris by hand, then roll a magnetic sweeper across the lawn and drive to catch any loose nails. Before we leave, we go over the finished work with you, including photos of the spots you cannot see from the ground.

What affects the cost of a roof repair

We price a repair from what the inspection shows, so you get a number only after we have been on the roof. Each part of the work is listed separately on the written estimate, so the final bill holds no surprises. These are the factors that usually move the total.

The extent of the damage
Swapping out a handful of shingles is a smaller job than rebuilding a valley or replacing a run of wall flashing.
The condition below the surface
Softened decking or soaked underlayment means more material and more labor. We photograph it so you can see exactly why it appears on the estimate.
Roof slope and reach
A steep pitch, a two-story eave or a corner crowded by branches calls for more safety setup and slower, more careful work.
Materials and matching
Architectural shingles, discontinued colors, metal flashing and specialty vents each carry a different cost. Locating a close match for an older roof can take extra sourcing time.

Roof repair questions

Something not covered here? (405) 357-9639

Is a repair enough, or is it time for a new roof?

The answer depends on the age of your shingles and how widely the damage has spread. A roof in good shape with one split pipe boot or a few wind-lost shingles is usually a fine candidate for repair. If the shingles are brittle, curling or losing granules across most slopes, a patch may buy only a short stretch of time. Either way, we walk you through the photos and tell you plainly what we would do in your place.

Will the new shingles match my old ones?

We match brand, color and profile as closely as we can. Even an exact match can look slightly different at first because the existing roof has weathered. If your shingle line has been discontinued, we tell you the closest option before any work starts.

The stain is in the middle of my ceiling. Is the leak right above it?

Often it is not. Water tends to travel along rafters and decking before it drips, so the entry point can be several feet away, sometimes near a chimney or vent. That is why we check the attic and trace the path instead of patching the spot overhead.

Should I file an insurance claim for a leak?

If the damage came from hail or wind, it may be covered, and our storm damage repair page explains how that works. A leak from worn materials or age usually is not. We can document what we find with photos and explain the process, but your adjuster makes the coverage decision.

Do I need to be home during the repair?

Not usually, since the work happens outside. We do need attic access if the inspection calls for it, and we like to walk you through the finished repair. We can set that up at a time that suits you.

See the cause before you choose the fix

Describe what you have been noticing, and we will arrange a time to inspect the roof and walk you through the photos. The repair decision comes after that, and it stays yours.
